The site consists of 20.01 acres of wooded forest with the exception of a 1.5-acre meadow. Wooded areas consist of primarily oak, madrone, Manzanita, bay and buckeye trees. The house elevation is approximately 1600 feet above sea level. Current site zoning is 20-acre minimum. The current owners purchased the site in 1989 as undeveloped property, and have installed the well, electrical service, LP gas service and all site work. The road to the upper property was previously installed.

The site is notable for its south to southeast views of Sonoma Valley, San Pablo Bay, Mt. Diablo and the downtown Oakland skyline and East Bay hills, and its extraordinary privacy and quietness. The Guest House/Observatory was constructed as a “second residence” in 1996, and consists of 840 square feet, conditioned. The Main House was completed in 2009 and has 4,908 square feet,
Conditioned space. Before the Main House was constructed, the owners used the Guest House/Observatory as a summer and weekend retreat from San Francisco, and for observing astronomical objects in the “dark sky” location.

Site Access
The site is accessed from an easement road from Grove Street. The four properties on this easement road have prepared a road agreement, in which maintenance costs of the easement road are shared. The easement road runs through the Clauson property. There is an easement agreement.

Carriger Creek
Carriger Creek, a winter creek, is crossed on the approach to the houses, and is located just west of the houses. The creek is a beautiful feature and a natural benefit of living on Sonoma Mountain. Downstream, it eventually joins Sonoma Creek and drains into San Pablo Bay. During the rainy season the creek begins to run when the holding area upstream fills, and continues for weeks after significant rainfall. The County prohibits construction and structures within 50 feet of the creek bank.

The well is located at the upper driveway and provides approximately 20 gallons per minute (2008 test). The well contractor is Larbre Wells, 707-996-1819.

Septic System
The mound septic system was designed by Adobe Associates as a three-bedroom perk, and is master planned for expansion if needed to the south of the existing mound. The mound was replaced in July 2016. The system requires self-monitoring twice yearly, and an annual permit is required. It was constructed and is maintained by C. W. Walker General Engineering.

Electrical Service
PG&E electrical service comes from the power lines on Grove Street, by way of overhead power lines to the transformer location west of the bridge, then underground to the Main House.

Site Lighting
Site lighting surrounds the two houses and is switched by the lighting control system.

LP Gas
The 1000-gallon LP gas tank is located north of the Main House. Distribution lines are installed to both houses, the swimming pool equipment, the fire features and the Terrace off the Living Room. The gas supplier is AmeriGas, Cotati, 707-795-7998.

Fire Protection
The 5,000-gallon concrete water storage tank and a 4” fire hydrant at the lower parking area provides for code fire protection. In addition, the Main House is fire protected per code by a sprinkler system.

Site Utilities
Site utilities include drainage systems, water and plumbing lines, site electrical and LP gas distribution. In addition, native Sonoma stone excavated from the house construction, has been retained on site in the lower meadow. There is an extensive site drainage system consisting of drains around the Main House, collecting into catch chambers and then draining into Carriger Creek.
